When you entrust your project to Custom Concepts, you ensure the work is fully completed in a timely manner by experienced professionals. The final drawings you receive are guaranteed to pass all building codes and provide all the necessary information and detail required for contractors to price and construct the building or renovation project. We can provide "tender documentation" which will allow competitive bidding on the project, or work directly with a General Contractor that you have already chosen.
The Residential Design Process:
An initial meeting with the client to determine the site specifics, interior space requirements and size and style of the completed building.
Preliminary floor plans are produced and then reviewed with the client. Often it takes more than one revision to finalize the floor plans. Changes or adjustments in this phase are encouraged, and the design is made to fit the client's needs exactly.
During the plan revisions and up until the floor plans are approved, the exterior elevations (or views) are "roughed out" and the final window sizes and locations are determined, with emphasis placed on the proportions of the building, views available and ventilation requirements of the building code. During this process, the style of the roof and exterior finishes are also finalized. |
After all preliminary drawings have been reviewed and approved by the client, the production of the drawings that will be used to build the project (the "working drawings") are put into production.
The final drawing set will include the following:
