Commercial design has unique requirements, therefore, we actively communicate throughout the design process to ensure work flow optimization and local building code adherence. Custom Concepts is experienced in both commercial renovations as well as new construction. Our industry experience coupled with an in depth understanding of the client's vision allows us to be effective intermediaries between them and architects, engineers, authorities having jurisdiction and contractors.
The Commercial Design Process:
To begin the Design Process, the scope of work and design parameters for the building need to be established. Once that is done, the extent of the design team can be determined and the fees for the project can be finalized and presented by written quotation. Depending on the size and use of the building, its level of complexity and building code requirements the team may consist of a single technologist or it may also include an architect and/or engineers retained by Custom Concepts on the client's behalf.

During this phase of the project the design parameters as well as the building code and local development by-law are used to develop a site plan, floor plans and the exterior appearance of the building. A liaison is usually established with the local authorities having jurisdiction early on so that all parties are aware of what items need to be addressed and ways to ensure compliance for all aspects of the project. Preliminary design drawings are produced for development permit application and, if necessary, presented to the planning commission for their approvals.

After the development permit is granted, the working drawings are begun. Custom Concepts will coordinate all the production aspects of these drawings and ensure that each consultant has all the information they need in order to complete their portions of the work according to the time schedule established. All final drawing sets will include Architectural, Structural, Mechanical, Plumbing and Electrical drawings and specifications. Specific drawings will vary by project.

When the drawings are assembled, checked and deemed complete, Custom Concepts will assist with the price tendering for the project and answer any questions or concerns a contractor may have during the pricing.
When the contract has been awarded and the construction begun we can also provide project management and site review services, in addition to those required for the engineering team. This will ensure the project is constructed according to the drawings and specifications. As part of project management, the contractor's progress payment requests will be confirmed and processed for payment so there is no doubt that the work that has been invoiced is completed and the materials are on the site, ready for installation. At the end of the project a Certificate of Substantial Performance will be issued and posted on the jobsite that certifies the project is complete and the issuance of the certificate begins the builder's lien period. There may be a few outstanding items, but they will be called up in a list with projected completion times, in consultation with the contractor. When the project is 100% complete, a final inspection will be undertaken for verification and the final holdback funds can be released from the client to the contractor to close the project. |
